Anthem Parkside

The larger, non-gated half of Anthem, built around the community park and the schools. Single-family homes on family-sized lots, a broad tenant base of relocating families and professionals commuting to the north Phoenix employers, and the longest average tenancies in the community. Steady, predictable business.

Anthem Country Club

Guard-gated, with the Persimmon and Ironwood courses, two clubhouses and larger custom and semi-custom homes. Rents sit at the top of the Anthem range and the tenant is typically an executive or a seasonal resident. Club and association rules on leasing are strict and have to be built into the tenancy from the start.

Tramonto

South of Anthem at Carefree Highway and the I-17, inside the Phoenix city limits, with newer homes on hillside lots and a shorter commute to the Deer Valley and Norterra employers. Owners in Anthem often hold here too, and the tenant profile is nearly identical.

North and west of Anthem, unincorporated Maricopa County, with acreage, horse property and custom homes on well and septic. A different tenancy — people who want land and animals — and a different maintenance list, which we budget for before the lease rather than after.

Desert Hills

Between Anthem and Cave Creek along Carefree Highway: larger lots, custom homes and a tenant who chose the desert on purpose. Wells, septic and long driveways are the underwriting questions here, and we ask them up front.

Black Canyon City & the Corridor North

Twenty minutes up the I-17 is Black Canyon City, the last stop before the climb to the high country. We manage there too, so an owner with property along the whole corridor deals with one company and one phone number.
