Anthem opened in 1999 as a Del Webb master plan at the foot of Daisy Mountain, and it has grown into a community of its own: Anthem Community Park with its water park, lake and ball fields at the center, Boulder Creek High School and the Deer Valley district schools, the Outlets at Anthem at the freeway, and the two gated Anthem Country Club courses on the east side. It is thirty-five minutes to downtown Phoenix on the I-17 and about the same to North Scottsdale.

What that produces is a family rental market with unusually long tenancies. People move to Anthem for the schools, the park and the space, and they stay through their children’s school years. Yes, and we do regularly. We would rather lose a management contract than put our name on a property that will not perform. If the numbers do not work we will show you why.
Can you run the numbers before I make an offer?
That is the most useful moment to involve us. Send the address or the listing and we will give you a realistic rent figure, likely days on market, and the expenses owners typically underestimate.
What do owners most often get wrong?
Underestimating turnover and maintenance, and pricing against asking rents rather than closed leases. A property modeled at full occupancy with no repairs looks excellent on a spreadsheet and rarely survives contact with a real year.
Do you work with out-of-state investors?
A significant share of our owners are out of state or out of country. The reporting and the fact that a broker answers the phone matter more when you cannot drive by the property.
