There is some short-stay demand around Anthem: golf at the Country Club, families visiting residents, spring training within a drive, and the desert itself. A furnished home for a month or a season is a real business for a few properties here, and it is sometimes the right answer for an owner who does not want an annual tenant.

Nightly short-term rental is a different question. The Anthem Community Council regulates short-term use, the Country Club prohibits it, and the community is built for families who live here full time. Out in New River and Desert Hills, where there is no association, a well-placed desert property can work — but the numbers have to be run honestly first.

Do short-term rentals work in Anthem?
Less often than owners hope. Anthem is a family community governed by a community council with leasing rules, and the Country Club prohibits short-term use. There are exceptions — unrestricted property in New River and Desert Hills, and seasonal furnished leases — but for most Anthem homes a long-term family tenant is the better business.
What kind of occupancy should I expect?
It varies with location, season and how the property presents. Winter and spring are strong; summer is quiet. We will model realistic numbers for your specific property rather than quote an average.
What does short-term management cost?
It depends on the service level you choose. The higher tier covers everything including guest communication, dynamic pricing, turnovers, restocking, and inspections. As with long-term, we do not mark up maintenance.
